This speculative remodel strikes a balance between economy and modern design. The project adds a second floor—three bedrooms and two baths—to the existing single-story residence and maximizes the development potential of the property. The new upper story is intentionally compact to make room for a green roof and terrace off the master bedroom suite. A new stairwell with an operable skylight acts as a natural chimney, ventilating warm air in the summer. The stairwell—with its transparent stair treads—doubles as a light well that brings natural light to the basement two stories down. At the ground level, rich ipe siding highlights the entrance of this spare, metal-clad structure.
